Privacy notice

Kin & Kith is a two-phase townhome community in Albion, Maple Ridge, developed by Kin Properties Ltd. and 1489042 B.C. Ltd., with sales and marketing by TJ Khaira at eXp Realty.

This notice covers kinkith.ca and everything on it: inquiry and registration forms, the buyer portal and buyer profile, the neighbourhood map, the community board and any campaign page that links here.

It explains what we collect, why, who can see it, how long we keep it and the choices you have.

Every field on our forms is required so the sales team receives a complete handover. Depending on the form, you give us:

• Your name, email, phone, city and postal code.
• Which phase you are interested in, and the home types, floor plans and finish schemes you prefer.
• How you heard about Kin & Kith, and whether you work with a realtor, including their name and brokerage when you supply it.
• Your consent choice for being contacted about homes, events and updates.
• For a community board submission: the listing title, category, description, location, schedule, organizer name and website, plus a contact name and email.
• For a buyer account: your name, contact details, bedroom, budget and neighbourhood preferences, and your saved list of plans and finish scheme.

Your consent choice is stored with your inquiry, so we can show which wording you agreed to.

With your permission, the site stores campaign tags and ad click identifiers from the link you followed (utm_source, utm_medium, utm_campaign, utm_content, utm_term, gclid and fbclid) so the sales team can see which campaign or page brought you to Kin & Kith.

The neighbourhood map is provided by Google Maps. When the map loads, Google may process your IP address and set cookies. If Google Maps is unavailable, the map uses OpenStreetMap tiles instead, which also see your request.

This website does not currently send marketing conversion events to Google or Meta.

We use your information to:

• Answer your question, send pricing and floor plans, and arrange a show home visit.
• Follow up about homes, phases, pricing, incentives and completion.
• Send homes, events and update news by email or text where you have opted in.
• Review and publish community board submissions and keep the listings useful.
• Keep your saved list and preferences available on your device or in your buyer account.
• Understand which campaigns and pages bring visitors, so the site and sales materials can be improved.
• Keep the site working, and detect or stop abuse of the forms and the community board.

Private-sector privacy in British Columbia is governed by the Personal Information Protection Act (PIPA). We collect, use and disclose personal information for purposes a reasonable person would consider appropriate, and we ask for consent where consent is required.

Amendments to PIPA brought in by the Digital Privacy and Privacy Management Act come into force on August 1, 2027 (BC Regulation 126/2026). We will review this notice as those changes take effect.

Marketing emails and texts follow Canada's Anti-Spam Legislation: we ask for consent, identify who is sending, give contact details and provide a way to unsubscribe.

Our forms use one opt-in box. Checking it lets the sales team contact you about your inquiry and send homes, events and update news by email or text. Leaving it unchecked means we only use your details as needed to handle your request.

You can withdraw consent at any time: use the unsubscribe link in an email, reply STOP to a text, or email us. A text is only used for marketing when you gave us a phone number.

Every marketing email from Kin & Kith carries an unsubscribe link, and texts honour STOP. Tell us if one does not.

Essential browser storage supports sign-in and the preferences you save on this device. It does not need consent.

Your cookie choice (kk-cookie-choice) is remembered for up to 180 days. If you allow optional source cookies, a first-touch cookie (kk-first-touch) stores the campaign tags from your first visit for up to 90 days.

Declining optional cookies does not stop you registering, using the buyer tools or contacting the sales team.

Inquiries are stored in the database that comes with this website's hosting platform (Lovable Cloud) and are available to:

• Authorized Kin Properties sales staff, and the sales representative at eXp Realty who handles Kin & Kith marketing.
• The agent assigned to your inquiry, who can see that inquiry and its details. Other agents cannot see it.
• Administrators reviewing a community submission, who can see that submission's organizer and contact details.

A published community listing shows its title, description, location, schedule, organizer and website publicly. The contact name and email you gave with it do not.

If you buy, the information needed to complete the transaction goes to the parties to the contract, including the developer's legal office, Wilson Rasmussen LLP, which receives deposit payments.

Kin uses GoHighLevel for lead management and follow-up. After your inquiry is saved on this website, a copy of it, including your contact details, answers, consent choices and the link that brought you here, is sent to Kin's GoHighLevel account so the sales team can reply.

We do not sell personal information. We may disclose it where the law requires it or to protect visitors and the business.

Inquiry and buyer account records are kept while we are in contact with you about Kin & Kith, and for a period afterwards so the sales team can pick up a conversation and so consent can be evidenced.

Cookies expire on their own: up to 90 days for the source cookie and up to 180 days for your cookie choice.

A community submission is kept while it is pending review. A published listing stays until it expires, is withdrawn or is removed.

If you buy, contract, deposit and warranty records are kept for the periods your contract, the warranty provider and B.C. law require.

There is no fixed public retention schedule for inquiry records yet. Ask us to delete your details and we will remove what we are able to.

The website and its database are provided by Lovable Cloud. Google Maps and OpenStreetMap process map requests on their own servers, which may be outside Canada.

When GoHighLevel or another provider is connected, information may also be processed outside Canada by that provider.

The physical storage location for this website's database has not been confirmed. Ask us before submitting information if you need that answered first.

You can ask for a copy of the information we hold about you, ask us to correct it, ask us to stop using it, or withdraw consent. Email us and we will handle the request; we may need to confirm who you are before releasing records.

You can also clear saved preferences from this device, change your cookie choices at any time, or close a buyer account.

Tell us first and we will look into it. If you remain unhappy with how we handled your personal information, you may complain to the Office of the Information and Privacy Commissioner for British Columbia, which enforces PIPA.

This site is not aimed at children and we do not knowingly collect children's personal information. A parent or guardian should complete a form on a child's behalf, and community listings should not name children or include their photographs.

If you believe a child's information reached us, contact us and we will remove it.

Access is limited to the staff and agents who need it for their work. Website forms are not a secure channel: please do not send financial documents, passport or driver's licence images, health information or other sensitive material.

Deposits are paid by certified cheque, bank draft or wire transfer payable to Wilson Rasmussen LLP. Confirm payment instructions directly with the sales team before transferring funds, and treat any unexpected change of instructions as a warning sign.

No system is perfect. If a breach creates a real risk of harm to you, we will notify you and report it as B.C. law requires.

We update this notice as the site, the sales process and the law change. The date at the top of the page shows the current version, and material changes are noted on the site.
