Terms and conditions

These terms govern your use of kinkith.ca, including its forms, maps, buyer tools and community board. By using the site you accept them.

They do not change a purchase. The contract of purchase and sale, the filed disclosure statement and any filed amendment govern a purchase and take precedence over anything on this site.

Nothing here is legal, financial or tax advice. Have your own lawyer and lender review a pre-sale contract before you sign.

This website is a marketing and information resource. It is not an offering for sale. Errors and omissions excepted.

The developer reserves the right to modify or change plans, specifications and features without notice. Floorplans, elevations, room sizes, decks and square footages are approximate.

Some images are digitally enhanced or staged and are for illustration only. Furniture, décor, landscaping and optional items shown in photography are not included unless they appear on the included features list.

Show home photography shows the Fir and Fog finish schemes as built in the display homes. It is not evidence of what is included in every home or of an unverified scheme.

The advertised project starting price is from $729,700 plus GST and applies to the current release. Each home's price plus GST, its plan and its status are shown on the Find a Home page and the site plan, which read the live inventory.

Prices, incentives, promotions and availability change without notice. Only the sales team can confirm what applies to a specific home on a specific day.

Registering, saving a list or contacting us does not reserve, hold or lock a home or a price. A home is secured only by a signed contract of purchase and sale and the deposit.

Promotional offers carry their own terms and end dates. Confirm the current offer in writing before you rely on it.

The deposit options on the site are set out below. Each is confirmed in the contract and the current pricing sheet, and may change.

• Phase 1 · 5% in 7 days: Deposit 5% within 7 days, Balance 95% on completion
• Phase 1 · 5% + 5%: First deposit 5% within 7 days, Second deposit 5% within 90 days, Balance 90% on completion
• Phase 2 · 10% in 7 days: Deposit 10% within 7 days, Balance 90% on completion, with an additional $3,000 buyer credit

Certified cheque, bank draft or wire transfer, payable to Wilson Rasmussen LLP. Confirm payment instructions directly with the sales team before transferring funds.

The balance of the price is due on completion, and financing is your responsibility. Speak to your lender about how a pre-sale purchase is financed before you sign.

In British Columbia, the Real Estate Development Marketing Act governs how most new developments are marketed. Developers file a disclosure statement of material facts, and purchasers are entitled to a copy of the filed disclosure statement and any filed amendment before entering into an agreement for sale or lease.

A purchaser may rescind a purchase agreement by serving written notice on the developer within seven days after the later of: the date the purchase agreement was made, and the date the developer obtained a receipt from the purchaser for the disclosure statement.

The BC Financial Services Authority does not enforce a purchaser's rights, which are governed by contract law, but it can investigate complaints about a deficient disclosure statement and take regulatory action against a developer.

Ask the sales team for the filed disclosure statement for Kin & Kith and read it, with any amendment, before you sign.

The regulator sets out the risks of buying a pre-sale unit: construction delays can extend or terminate a contract; a market price increase can raise what you pay; and a price decline can reduce the value of your purchase.

If a pre-sale contract allows assignment, those risks pass to the person who takes the assignment. If an assigned contract does not complete, the original purchaser can lose the assignment fee and other amounts paid.

Read the disclosure statement and your contract for the specific terms that apply to a Kin & Kith purchase.

Phase 1: 12 homes, estimated completion end of november 2026. Phase 2: 18 homes, estimated completion end of june 2027. Completion dates shown on this site are estimates and may change. Confirm the current estimate and any extension or termination rights in your contract.

Approximately $0.17 per sq. ft., professionally managed. Includes common area maintenance, exterior window cleaning, landscaping, garbage, water, snow removal, gutter and dryer vent cleaning, administration, pest control, management and reserve fund contributions.

Rentals allowed without restrictions. Maximum two pets: two dogs, two cats, or one of each. Refer to the disclosure statement and strata bylaws.

Strata fees change with the annual budget, and the disclosure statement and strata bylaws govern. Confirm the current fee and bylaws before you sign.

Pacific Home Warranty 2/5/10 coverage: 2 years materials and labour, 5 years building envelope and 10 years structural defects.

Coverage, exclusions and claim procedures are set by the warranty provider and your contract. Register the warranty when your home completes and keep your documents.

Subject to developer approval. The feature sheet lists a no-assignment-fee promotion; adding a family member to title is $1,000 plus GST. Confirm current terms with sales.

The included features and their estimated values on the features page come from the current pricing and incentives sheet. Items marked with an asterisk are not available in every home.

Upgrades are optional and priced separately. Availability, pricing and any discount change and are confirmed by the sales team in writing.

Finish schemes are examples of what is offered. A room photographed in a show home does not show every option, and photography is not a specification.

Community listings are submitted by residents and organizations and are reviewed before they appear. Kin & Kith is not the organizer of a listed program and does not verify a listing beyond that review.

If you post a listing, you are responsible for its accuracy. Use the organizer's real name, website and schedule, and post only programs you are connected to. Do not include children's names or photographs.

Contact details stay private to administrators and are used to follow up about the listing. We can edit, hold or remove any listing at any time.

Use the site as it is intended. Do not submit false information or another person's information without their permission, use the forms to send bulk or abusive messages, try to reach another visitor's data, interfere with the site, or copy its content at scale.

The site and its tools are provided as they are. We may change, suspend or remove any page, tool or feature, and we may restrict access that is being abused.

Saved lists and preferences live on your device or in your buyer account. Keep your sign-in details private and do not leave an account open on a shared device.

The Kin & Kith and Kin Properties names and marks, the photography, floor plan drawings and text on this site belong to Kin Properties or their owners. You may use them for your own personal, non-commercial purposes.

Do not reproduce floor plan drawings, photography or pricing in your own marketing, listings or social posts without written permission from the sales team.

The site links to Google Maps and OpenStreetMap, organizer and business websites, the warranty provider and government resources. Those services have their own terms and privacy practices and we are not responsible for their content, accuracy or availability.

Business hours, schedules, programs and prices change. Check with the organizer or business before you travel.

These terms are governed by the laws of British Columbia and the laws of Canada that apply in British Columbia, and the courts of British Columbia have jurisdiction over disputes arising from them.

Nothing in these terms limits a right that cannot be limited by agreement, including the statutory purchaser protections described above.

We may update these terms as the site, the sales process and the law change. The date at the top of the page shows the current version.
